ANNUAL GAS SAFETY CHECK

Keeping you safe in your home

  

If your property has a gas supply you will be subject to an annual gas safety inspection

Gas safety in your home is important for us and for you. The Law says all landlords must make sure that all gas appliances, flues and pipework within the homes we manage are safely maintained and checked once a year. This is known as a Landlords Gas Safety Record (LGSR) and is to make sure your home is safe to live in. It is also why it is very important that you give our approved contractor access to service your boiler. If you fail to give access then we will have to take legal action to gain entry. It also allows us to ensure that the system is working efficiently and that your gas bill is kept to a minimum.


Unless gas appliances are serviced regularly, they can become dangerous and cause death. SGH gas service contractor will need access to your home to carry out the annual gas safety check. If you cannot keep the appointment, or can't arrange for someone else to be there, it is important that you contact us.


What is a gas safety inspection

A gas safety inspection is carried out each year to check that any gas heating and hot water appliances, fittings and flues owned by us are safe. This includes the installation and checking of carbon monoxide alarms that is now mandatory requirement. We have a legal duty to complete these checks and to do this we use registered Gas Safe engineers. The safety inspection is free and will only take around 30-45 minutes.


What is covered by a gas safety inspection

During the inspection we service all gas appliances and systems that we’ve installed or that we own, whether they are in your home or in a communal area. When we refer to gas appliances, we’re not just talking about cookers or boilers, this also includes redundant meters or gas service pipe work.

If you own any of the gas appliances in your home, then we’ll do a basic safety check of these too. However, you’re still responsible for the condition and safety of any of your own appliances.


What will happen if I do not allow access for a gas safety check

Your tenancy agreement requires you to allow us access to complete your annual gas safety inspection and if you do not allow us access, we will take legal action against you. This could include us seeking an injunction to permit forced entry to your home or us seeking possession of the property. We will charge you for any legal costs incurred.


How will I know when my inspection is due?

When your inspection is due, you’ll receive a letter letting you know when a gas engineer will be visiting your home to carry out the safety inspection.


What to do if I can smell gas


If you think you can smell gas or fumes:

Call the National Grid gas emergency call centre on 0800 111 999.

Evacuate the property

Keep people away from the area affected.

Wait near – but not in – the property. The National gas emergency service will be with you within two hours.

Turn off the gas at the meter.

Open windows and doors.

Put out naked flames.

Don’t use electrical switches.

Turn off all natural gas fuel burning appliances including cookers, fires, boilers etc.

If you have any symptoms of nausea or headaches you need to seek immediate medical attention.
